It sucks. I am hoping for a dip in the market just long enough for me to get into a house. I don't have a million for the median-priced house in my area.

like to downsize our house. It's much too big for us. We would probably do very well in selling, but anything we buy will be over priced in my opinion.

Iím currently saving and I got a chunk of money from the sale of my house. Iím hoping the market slows down between now and Aprilish. The good news is Iím not in a hurry so I have time.

It is hard moving from a low price market to a high price market. Iím sure Iíll find something when the time is right.

Iím so opinionated about real estate, sorry. And here I am in the midst of another real estate deal, one that so far is nothing but annoying.

I agree with the other posters that saving is crucial. Even in cheap markets, the bigger your down payment, the better youíll do.

I disagree about multigenerational households. I think they work for some people and not for others. I grew up in a multigenerational household and still remember very well how miserable it could make my mom. Iím old, retired, and widowed; I live alone and LOVE and appreciate my living circumstances every single day. DD and her friends think itís hilarious that this is the first time in my life Iíve lived alone (and they all cheer me on).

My best real estate advice: location. Buy the crappiest, cheapest house/condo/townhouse in the BEST location. You wonít be sorry.

I might have more advice if youíre interested.

Take your time and save, save, save.

It might be hard staying with your folks but the more $$$ you have the more options youíll have.

Iím also a big believer in multigenerational households. Would it be possible to stay with your parents? I remember you said you were in the basement. Is adding a suite possible?

It's so frustrating and I 'm very sympathetic. Looking for a house was exhausting and emotional for me.
I think it's hard, too, when you're moving from an area where prices are relatively low to an area where prices are much more expensive. I think that's what's happening for you, isn't it? We were able to buy our house not too long after the housing crash a while ago so prices in general were low and it was a buyer's market. It still took....forever. Like it ended up happening a lot over the summer not by intention but it was like a full-time job. Our house had been on the market for a while and at some point they dropped the price so that it was at the top of my price range. I don't think they could have gone any lower for them with what they owed but it made it affordable for me. I love my house but I look at other places and I'm like jeez.....I could get a decent place paid off for the equity I have in my house OR I could get a SUPER nice house for this amount of money there
Would you be willing to get a townhouse/condo or is that not an option for Aikman?
Anyway, what everyone says is good advice. It's just going to take a while and hopefully something pops up that will work.

My advice is to be patient and save money like crazy meanwhile. There may be a nice neighborhood you have overlooked in your hunt.

Realtors often know about houses coming on the market before they’re listed on websites like Trulia, Zillow, etc. That’s how I found my house in 2019 and also how the buyer of my former home found out about it, by word of mouth from a realtor before it was officially listed.
Get a really good and experienced buyers realtor on your side looking for what you want. And take your time to get the right house for you. I looked at many houses in person. It was frustrating at the time but it helped me know exactly what I wanted so I knew immediately when I found the right house.

I actually had a dream the other night that I had moved back to my home city and was delighting in looking at beautiful and very cheap condos.

I don't actually want to move back, but if for some reason I ever had to, house hunting there would actually be FUN! I could get a mansion with a rooftop pool for what I paid for my 2 bedroom townhouse here .

I've seen news stories where people are literally buying houses sight unseen here because of the pandemic and how competitive it is. I think that is NUTS. So many places I looked at had beautiful photos on zillow that looked NOTHING like the real house once I saw it in person. Some of them I swear had to be photo shopped. Rents have gone down now, but not home prices due to "low inventory" is what they say.

When I was a teacher and made a lot for a teacher thatís how the area was....so we were stuck renting, sigh....

My only advice is to keep looking daily. Sometimes a good one pops up.

Also... remember ugly can be transformed to beautiful!

I havenít seriously started looking because the market is insane here, but Iím on Trulia and all the homes are either out of my price range, ugly, in an unsafe neighborhood or a combination of the 3.

Itís already frustrating and I havenít started.
