Accidents happen and it neither your fault nor the owners, but it is her property and if she can't get it up to habitable standards by the time of your visit than she has breached her contract. Simple and easy as that. Offering another place is a nice option, but that is not what your deposit or your reservation is for. Does your contract have any wording about the place you specifically rented or providing a place comparable? Because comparable in this case is another house in the mountains!
